The Importance of Construction Phase Inspections : Phase 2 – Pre-Drywall

These photos show just one item found in a recent Phase 2 – Pre-Drywall Inspection.

A dryer vent tube that has been crushed but still used in a home being built.

Dryer vents should be constructed with a pipe that is at least 4” in diameter.

A dryer vent tube that has been crushed to 2" in diameter, but still used in a home being built.

The vent pipe pictured had been crushed to 2” in diameter in the narrowed section but was still used in the construction.

If this error had not been noted and corrected, it would have resulted in lower air flow and efficiency from the dryer.

More importantly, though, it would have created an area where dryer lint could get caught over time, increasing the risk of fire.

If the home buyer had not scheduled a Phase 2 Inspection before the drywall was installed, this issue probably would not have been corrected and would have been hidden inside the wall.

The financial benefits of Construction Phase Inspections are often highlighted;

however, the safety benefits that come from Phase Inspections far outweigh the financial ones.
