A Home Inspection is a visual and non-invasive process assessing the performance of all systems in the home or property to ensure their proper operation.
All of our inspections are performed by professionally licensed and insured inspectors in accordance with Texas law and the standards of practice set forth by the Texas Real Estate Commission.

If at all possible, we encourage you to meet with the inspector for the last 15-20 minutes of the inspection. This will allow you to ask questions and familiarize yourself with the condition of the property.
During this time, our inspector will provide a brief, verbal report highlighting major safety or system issues, structural problems, and/or foundation concerns.
We will also go one step further by including a walk-through of the property to provide education and information about routine maintenance.
If you are unable to attend the inspection in person, we are happy to discuss the findings with you over the phone or by video call.
All inspections will also receive a standard, thorough, written report by email.

The inspection process usually lasts two to three hours onsite. However, the size, age, and condition of the property can affect the length of time required to do the inspection.

Our inspections include a complete visual inspection of the home including: foundation (including pier and beam), structural, roofing/vents, exterior, walls, siding, porches and decks, attic, electrical systems, plumbing systems, interior walls, doors and windows, HVAC, ventilation, insulation, fireplaces, appliances, and can also include optional systems if needed.

An inspection provides objective information as to the condition of the property and documents issues that should be addressed. The inspection report provides you with information you can use to make a more informed decision regarding the condition of the property prior to completing a transaction.

No house is perfect, not even a brand new one.
When issues are identified during an inspection, it does not indicate that you should or should not buy the house or property. The findings in the report are meant to educate you about the condition of the property prior to committing to a transaction and to allow you to make wise and informed decisions. The information serves both seller and buyer well as they finalize contract terms for the transaction.

A written report, meeting the standards approved by the Texas Real Estate Commission, will be provided to you within 24 hours of the inspection. Our goal is to have the report emailed to you the same day as your inspection. We routinely email the finished report to our clients, but if requested, a hard copy of the report can be mailed to you.
With your approval, a copy of your inspection report can also be emailed to your real estate agent.

Absolutely! We take hundreds of pictures with each inspection. We include a selection of those photos in the report to help show you issues or concerns we have found during the inspection.

We accept cash, checks, Venmo, and major credit cards.
(Our policy requires all inspections to be paid in full at the time of inspection or before the report is sent.)

A home inspection can vary in price based on the size of the home being inspected, the age of the home, and the construction of the home.

All pets should be removed by the owner during the time of inspection or properly secured on a leash outside of the house and away from the perimeter of the house.
The utilities need to be fully functional including: electricity, water, natural gas/propane (if present), pilot lights need to be lit, and smart home features need to be activated.
We need access to the main electrical panel and sub panels (breaker boxes).
Provide open access to all areas that need to be inspected.
Make sure that there is easy access throughout the property. If we can’t get to an area, we cannot inspect it.
Clear away any clutter impeding access to areas or systems including basements, attics, furnace rooms, and under sinks.
Have a clear perimeter of the house.
In addition to checking the interior functioning of your home, we also need access to the exterior, including siding, trims, windows, and doors.
Please unlock any gates.
