Thermal Imaging Inspections
A Thermal Imaging Inspection is a valuable service for homeowners and homebuyers that allows them to detect and identify potential issues with the structure that are hidden within the structure or are not visible to the human eye.
During a Thermal Imaging Inspection, the inspector uses an infrared camera to scan the visible walls, ceilings, and surfaces within the structure.
An infrared camera works by using the spectrum of light that the naked eye cannot see to detect temperature differences in the selected area.
These temperature differences can indicate moisture, rodent presence, missing insulation, air leaks, electrical panel/wiring heat, and many other issues in a residential structure.
For example, if a homeowner or homebuyer suspects that there could be a water leak within a wall, an inspector can use the infrared camera to determine if there are factors present that would indicate a leak.
The infrared camera cannot “see” moisture; however, it can show the evaporation of moisture that is normally cooler and illuminates on the screen as a contrasting color compared to the dry areas.
Once this contrast is observed, an inspector can use a moisture meter to test areas in question for active moisture. If these areas are found along the ceiling, it may also be possible to view them from the attic.
A Thermal Imaging Inspection using infrared technology also has many other valuable applications in a residential structure.
