Builder’s Warranty Inspections

If you’ve purchased a new construction house within the last year, a one-year builder’s warranty was probably included in your home purchase.  These warranties help protect the homeowner’s investment and usually cover various problems that may be discovered during the first year of ownership.  (See your home’s warranty information for specific details.)

A Builder’s Warranty Inspection is a cost-effective way to ensure that you are aware of needed repairs and can make the most of your warranty.  The Builder’s Warranty Inspection is performed by a professionally licensed inspector and is a full home inspection, just like an inspection that is conducted before a house is purchased.  Your inspector will discuss all the findings with you and will provide a thorough, written report with photographs that you can provide your builder or warranty service company to begin the repairs.

Warranty inspections should be performed about one month prior to the one-year anniversary of the purchase of your house to make sure you have time to act on the warranty if needed.  The inspection is designed to assess all accessible areas of your home and its major systems.  Your inspection will be performed in accordance with Texas law and the standards of practice set forth by the Texas Real Estate Commission.

11th Month Inspections

Similar to new home construction warranties, some purchases of previously built homes may also include a one-year warranty.  Specific coverages vary, but in most cases, an 11th Month Inspection is a good way to discover repair needs and make the most of your warranty.

The 11th Month Warranty Inspection is also performed by a professionally licensed inspector and is a full home inspection, just like an inspection that is conducted before a house is purchased.  Your inspector will discuss the findings with you and will provide a thorough, written report with photographs that you can provide your builder or warranty service company to begin the repairs.
